How many photos do you deliver per square metre?

The reference isn't square metres but rooms and value-adding features: an 80 m² well-laid-out flat might have 18 to 22 images; a 300 m² villa with pool, garden and several terraces can go over 40. What matters is that every sellable space is represented, without redundant images that dilute the impact.

How soon will I have the photos ready to publish?

Standard delivery is three to seven days. If you need the listing on portals urgently, I can offer express delivery of a selection in 24 to 48 hours; indicate it at booking to reserve that priority editing slot.

Do you do twilight shots of penthouses with sea views?

Yes, and in Valencia it's one of the shots that makes the biggest difference. At blue hour the Mediterranean horizon integrates perfectly with the sky, and combined with the interior lights on it creates an atmosphere no daytime photo can match. We schedule it at the end of the session when the property calls for it. For villas with pools and penthouses with views we always recommend including it.

Who prepares the home before the shoot?

Basic preparation is on the owner or the home staging team: the property should be clean, cleared of personal items and with beds made. I handle the fine-tuning on site — aligning cushions, removing visible cables, opening blinds and curtains, distributing the lighting — but not the cleaning or structural tidying. The better prepared the property when I arrive, the more efficient the shoot and the better the final result.

Valencia: selling between futurism and the Mediterranean

Valencia has one of Spain's most active and expanding markets, driven by international demand, residential tourism and a growing appeal as a city to live and work in. A flat in the Cabanyal, a penthouse in Ruzafa, a villa on Carao beach or a loft next to the City of Arts and Sciences competes on the portals against hundreds of listings: the photo is the first filter the buyer applies.

Professional photography isn't a luxury in Valencia: it's what turns a listing into a viewing. Buyers, many of them from outside Spain, decide which properties to visit based on the images they see on Idealista, Fotocasa and Kyero. A well-photographed flat gets visited sooner, is remembered better and closes with less negotiation.

My speciality is showing what makes each property unique: the Mediterranean light that enters the upper floors of the Ensanche, the neighbourhood atmosphere of the Cabanyal, the spectacular architecture of the City of Arts as a backdrop, or the calm of a villa facing the Mediterranean. How we shoot the property

We organise the session by orientation: east-facing living rooms and terraces we capture in the morning; those with a west or sea view we keep for the afternoon, when Valencia's light paints the warm tones that make an image irresistible. We work on a tripod with bracketed exposure so windows and interior are well balanced, avoiding the contre-jour challenge that ruins many flat photos.

We correct perspective so walls come out straight and the space reads at its real volume, without the fisheye effect that distorts and misleads. Each room is composed to highlight what it has going for it: ceiling height, terrace views, open-plan kitchen into the living room, the Mediterranean light that filters through the balconies.

For villas and penthouses with pools or sea views, we add aerial drone photography (with an AESA permit) and a twilight shot. These are the two extras that give the best return in the Valencia premium market: the drone shows the property's position relative to the sea and the city; the twilight sells the life the buyer pictures themselves living in that penthouse or villa.

Delivery, usage and pricing

I deliver the edited high-resolution images three to seven days after the shoot. The gallery arrives ready to upload directly to Idealista, Fotocasa, Kyero or your website: horizontal format for portals and vertical crops for social and digital campaigns. The photo order is already thought out for maximum impact on the buyer's first scroll.

The licence covers use for marketing the property across all your channels (portals, social media, website, printed dossier) for the duration of the mandate. If the property is used as brand material for the agency or in long-running campaigns, we agree that at booking. No surprises, everything in writing.

Pricing is per project from €150 for apartments and flats; villas, detached houses and large properties are quoted by surface area and deliverables. Drone, twilight and floor plan are added as extras. For agencies with regular volume I offer a flat rate per property with scheduling priority.
