How we shoot the property

I arrive with a tripod and level and work each room with a controlled wide angle at chest height, keeping verticals straight. No leaning walls, no fish-eye that inflates the square metres: rooms read spacious, yet the buyer recognises the real space when they arrive for the viewing.

Madrid's light is our ally. The high, clean sky of the meseta pours through the windows, so I plan each room for its best hour and blend exposures so the interior stays bright without blowing out the windows — you see the rooftops, the street, the views that also sell.

We cover the full sequence: entrance and common areas, living room, bedrooms, kitchen and bathrooms, terrace or balcony, and the building's entrance hall. If the flat calls for it, we add an overhead or façade shot, dusk photos, and a virtual tour or video for the more demanding listings.

Turnaround, deliverables and price

Time on the market matters: that's why we deliver the edited gallery in three to seven days, and for urgent listings we can turn round a quick selection within forty-eight hours. You receive high-resolution files for portals and, on request, a light optimised version for web and social.

The base package covers the full property shoot, colour- and perspective-corrected. Common extras: dusk or blue-hour shots to enhance the façade and views, a floor plan, a 360º virtual tour, a vertical video for social, and drone shots where regulation allows.

Pricing is per project, from a base rate that depends on square metres and number of rooms; for agencies and developers with volume we apply batch terms. I send a fixed quote before the session, with deliverables spelled out and no per-photo charge.

How many square metres do you cover and how long is the session?
I cover everything from studios to penthouses and villas with no square-metre limit; what varies is time. A one- or two-bedroom flat is wrapped in an hour and a half to two hours; a large home with a terrace, several bathrooms and common areas can take three or four. We always keep some margin to wait for the best light in the living room or the rooms with good views. I confirm the estimated duration once I see the floor plan or the property's measurements.
How soon do I get the photos to publish the listing?
The full gallery, colour- and perspective-corrected, arrives in three to seven days. If you have a viewing booked or want to go live on the portal at once, I can deliver a priority selection of the key images within forty-eight hours, with the rest to follow. For agencies handling several properties a week we agree a fixed delivery flow so no listing is left waiting on photos.
Do you shoot façades and penthouses at dusk or blue hour?
Yes, and for high-end properties it makes the difference. The façade or terrace shot at blue hour — that quarter of an hour after sunset when the sky is deep blue and the interior lights already glow — gives a cover image with a warmth no daytime photo reaches. I work it with blended exposures to balance the sky, the home's lighting and Madrid's lights in the background. It's an extra we plan around the property's orientation and I quote separately.
Do you offer floor plans, virtual tours and video?
Yes, all of it can be added to the photo shoot. A floor plan helps the buyer grasp the layout at a glance and cuts viewings that don't fit. A 360º virtual tour lets people walk the home from the sofa, which buyers from outside Madrid or abroad value highly. And a vertical video works well on social to push the listing. We combine these into a per-project package tailored to the property type and the audience you're targeting.
