Barcelona is a tight market: Eixample flats, penthouses with sea views in Barceloneta, high-ceilinged modernist apartments, duplexes in Gràcia. The buyer swipes through dozens of listings on the portal and decides in a second which to open — and that decision is made by the first photo, not the description.
The same flat looks like a different one depending on who shoots it. The mouldings, the hydraulic tiled floor, the height of an Eixample principal, the light pouring through a balcony onto Passeig de Gràcia: captured well, they multiply perceived value and viewings; captured badly, they vanish among hundreds of near-identical listings.
I work for agencies, developers and private sellers with one clear goal: the property understood in seconds, and a first impression that pushes the buyer to request a viewing rather than keep scrolling.
How we shoot the property
I arrive with a tripod and level and work each room with a controlled wide angle at chest height, keeping verticals straight. No leaning walls, no fish-eye that inflates the square metres: rooms read spacious, yet the buyer recognises the real space at the viewing and doesn't feel misled.
Barcelona's Mediterranean light is soft and flatters interiors. I plan each room for its best hour and blend exposures so the inside stays bright without blowing out the balconies — you see the Eixample street, the rooftops of Gràcia or the Barceloneta sea, the views that also sell.
We cover the full sequence: building entrance and common areas, hallway, living room, bedrooms, kitchen and bathrooms, balcony or terrace. In modernist flats I insist on the details people fall for — hydraulic tiles, mouldings, the glassed gallery. If the property calls for it, we add a façade shot, blue-hour frames, a virtual tour or video.
Turnaround, deliverables and price
Time on the market matters: we deliver the edited gallery in three to seven days, and for urgent listings we turn round a priority selection within forty-eight hours. You receive high-resolution files for portals and, on request, a light optimised version for web and social.
The base package covers the full property shoot, colour- and perspective-corrected. Common extras: blue-hour frames to enhance the façade and balconies, a floor plan, a 360º virtual tour, a vertical video for social, and drone shots where Barcelona regulation allows.
Pricing is per project, from a base rate that depends on square metres and number of rooms ("from €150 por proyecto"); for agencies and developers with volume we apply batch terms. I send a fixed quote before the session, with deliverables spelled out and no per-photo charge.
