The difference is in time, planning and finish. We do a scouting visit to design a shot list, work each room at its best light hour — never rushed — and devote attention to the details that define a high-end property: coffered ceilings, tilework, fine materials, the transition to the patio. Retouching is high-end and the result is delivered as a coherent dossier, made for a buyer who decides with discernment and often from a distance.

Yes, they're the most common extras for a luxury property. Cinematic video tells the journey through the house with movement and rhythm; the drone shows the plot, rooftop and surroundings — essential for cortijos with olive groves or penthouses with a Giralda view — always where flight regulation allows; and the 360º virtual tour lets the international buyer walk the property from afar. They integrate into the same project to keep a unified look, and we quote them according to what the asset calls for.

The Andalusian sun is very strong, so we avoid the harsh midday and work the soft hours: early morning for cool patios and interiors, and the golden afternoon for living rooms and exteriors. Blue hour, just after sunset, is the gem for a lit façade and rooftop. As for season, spring and autumn are ideal for warm light and clear skies; in high summer we plan for sunrise and sunset to dodge the extreme heat.

The client receives a full usage licence to market the property: portals, dossiers, website, social and print material, with no per-image cost and no expiry for that sale. If the agency or developer needs broader advertising use — brand campaign, billboards, press — we define it in the quote from the start so there's no ambiguity. I keep the copyright and the ability to show the work in my portfolio, unless the property requires confidentiality, in which case we agree it in writing.
